Prince George’s County Route 1 Corridor Hotel Boom

Although development projects of all types have been sprouting up along the U.S. Route 1/Baltimore Avenue Corridor in Northern Prince George’s County, new hotel development activity has been particularly vigorous in an area previously known for its cluster of cheap, outdated motels.

In just over a year, four hotels have delivered in College Park, adding 524 new rooms and 128 fully renovated rooms to the local inventory. This compares to 1,026 new rooms (including 631 at The Wharf in Southwest DC) delivered across the rest of the Washington metro area in the same time period. Another two hotels with 370 additional rooms are scheduled to break ground shortly.

The new room supply is to accommodate strong visitor demand, primarily driven by the University of Maryland, but also the coming Purple Line and the area’s surging business and research base. Several employers have moved to or expanded along the Route 1 Corridor in recent years, particularly on the east side in the University of Maryland’s “Discovery District,” including: the NOAA Center for Weather and Climate Prediction, Immuta, Capital One, WeWork, BlueVoyant, and IIC Technologies.

Most recently, cybersecurity training company Cybrary announced that it would move its headquarters to a brand-new building at 5801 University Research Court, where it will create 200 new jobs.
