Apartment Amenities Today

Multifamily housing has progressed over time as apartments have evolved with the market. Amenities have become a major selling point for prospective tenants. However, what were once considered special amenities have become the norm in today’s apartment market. At one point, the basic set of amenities would simply include a fitness center, a swimming pool, and a business center. Today, newer apartment projects try to set themselves apart and to be more competitive with their own original amenities in order to meet their residents’ needs and lifestyle choices.

Although nearly all new apartments today offer a well-equipped amenities package, certain properties find ways to stand out with their uniqueness. For example, West Broad Residences in Falls Church has a bike repair station equipped with a vending machine that sells tools. In addition, their Paw Wash pet spa is located next door and includes a treadmill for dogs, which is quite convenient for pet owners on a cold or rainy day.

On the other hand, The Bartlett in Pentagon City provides an experience for their residents that makes a gym membership elsewhere unnecessary. They offer a spacious fitness facility with advanced equipment, such as rubber plates, multiple squat racks, and a yoga room. They also have a rooftop pool that has breathtaking views – a great way to relax after a tough workout!

Finally, The Hecht Warehouse in the District’s Ivy City neighborhood has a clubroom called The Cellar, which is located naturally on the lower level of the building. It includes a bar, a wide-screen television, and an arcade. This type of space creates a great environment for their residents to socialize and participate in events.

As the apartment market continues to evolve, developers and owners can be sure that there will be more opportunities to get creative with their amenity packages. With innovative amenities – such as an “Uber Waiting Room” – being planned for upcoming apartment buildings, who knows what the future will hold?
